New Laws Coming To California in 2024

Governor Newsom signed several new bills affecting multifamily housing into law, many of which will go into effect in 2024. See below for a summary of new laws taking effect. AB-1418: Effective January 1st, 2024, tenants will no longer be able to be evicted based on calls to law enforcement, suspected criminal activity or other alleged nuisance activity. SB-712: Effective January 1st, 2024, Tenants will be allowed to charge electric scooters and electric bikes in their apartments as long as the battery meets certain safety standards. SB-4: Effective January 1st, 2024, restrictions on churches, religious organizations and, non-profit colleges will be removed allowing them to build affordable housing on their land. AB-12: Effective July 1st, 2024, tenants will no longer have to pay several month’s rent as a security deposit. This bill caps the amount a landlord can charge to one month’s rent.
